YTL Corporation Berhad (Company No. 92647-H) is one of the largest companies listed on the Bursa Malaysia (Stock Code: 4677, Bloomberg: YTLMK; Reuters: YTLS.KL), and together with its five listed subsidiaries has a combined Market Capitalisation of about RM30 billion (US 9 billion ). The company was listed in 1985, has also had a secondary listing on the Tokyo Stock Exchange since 1996. YTL was the first Asian non-Japanese company to be listed on the Tokyo Stock Exchange.

The YTL Group’s core businesses are ownership and management of regulated utilities and other infrastructural assets, serving 10 million customers in three continents.

YTL Corporation’s strategy of providing “World Class Products and services at very competitive prices” along with its history of Innovation, has led directly to it recording a compounded annual growth rate in Pre-tax profits of 55% over the last 15 years, and an enviable track record of creating shareholder value. It has been paying dividends every year since it was listed on KLSE. YTL Corporation’s strategy has also resulted in it and its subsidiaries accumulating numerous International Awards in the process.

Philosophy

YTL Corporation’s strategy of offering “World Class Products and Services at Competitive Prices” extends across the range of its business activities, and is perhaps the single most important factor underpinning its success today in enhancing shareholder value. This policy has not only ensured that the group is able to offer attractive, high quality products and services to its customers at competitive prices, but also contributed directly to its success in achieving a compounded annual growth rate in Pre-tax profits of 55% over the last 15 years.

Indeed, it is because of this strategy that YTL Power is able to profitably sell power at the most competitive prices in the world (at 3.8 US cents per kw/h, a lower average-per-kilowatt than anywhere in the United States)

One more illustration is the 57 km “KL Cat” Express Rail Link, running from KL City centre to KL International Airport, which is virtually identical in design to the high-speed rail system that runs between London Heathrow Airport and Paddington Station in London, and uses the same Siemen’s rail transportation technology. A ticket to ride on the British rail link, a 15-minute trip, is about US$15. In contrast, by cutting capital costs and using a local funding source, the “KL Cat” ERL travels twice as far, about 57 kilometres, in 28 minutes, but for the equivalent of only about US$8. This is the cheapest fare-per-kilometre in the world for rapid rail transit.

Another example of this strategy is the award winning the Ritz-Carlton Hotel, Kuala Lumpur, which has the cheapest room rates amongst any other Ritz Carlton hotel in the world (a room night in this luxury five-star hotel runs only about US$75, compared to more than $300 or $400 or more for comparable hotels in Europe or the U.S.).

Awards

As one of Malaysia’s best managed companies, YTL Corporation has won numerous awards and come out tops in numerous surveys over the years, including awards from “The Far Eastern Economic Review”, “Asia Week”, “CIO Asia” and many others. YTL Corporation’s most recent accolades came from “Finance Asia” magazine, when it was highlighted under the categories “Most Committed to Corporate Governance”, “Best Financial Management” and “Best Managed Company”.

The Numeruos Awards For YTL Corporation Bhd.:

FIABCI was introduced to Malaysia in 1975 as the international networking arm of the Housing Developers Association (now know as REHDA). In the early years of FIABCI, the membership predominantly consisted of property developers who saw FIABCI as an association that could foster goodwill and understanding with international organizations. This would then promote local developers to build and exchange ideas on property development, marketing, new products and its relevant services.

As FIABCI matured, membership became more broad based and today FIABCI has seven Principal Members namely, Malaysian Institute of Estate Agents (MIEA), Pertubuhan Akitek Malaysia (PAM), Real Estate & Housing Developers’ Association Malaysia (REHDA), Sarawak Housing Developers’ Association (SHEDA), Sabah Housing & Real Estate Developers’s Association (SHAREDA), Institut Perekabentuk Dalaman Malaysia (IPDM) and Persatuan Pengurusan Kompleks Malaysia (PPKM). The combined membership of these seven Principal Members provides a tremendous depth of interaction among property developers, architects, contractors, consultants, professional estate agents, homeowners and even some politicians.

FIABCI (Federation Internationale des Administrateurs de Bien-Conselis Immobiliers) is the French acronym for the “International Real Estate Federation”, and it operates chapters in 60 member countries, embracing 3,200 individual members, 100 different national associations, as well as 20 academic members, 3 public sector members and 1 multinational member. Through its Principal Members it has a networking of 1.5 million members worldwide. FIABCI as an organisation links all its members of real estate professional worldwide, representing every discipline in the industry. FIABCI Malaysia with its growing membership base, seeks to provide a window into a world of excellence in real estate, by sharing the efforts and successes of its worldwide membership to improve the quality of the environment and higher standards in real estate for Malaysians to enjoy.

During the past 31 years, FIABCI Malaysia successfully organized two Asia Pacific Real Estate Congress and one highly acclaimed World Congress in 2002, which was graced by our former Prime Minister, Y.A.Bhg Tun Dr Mahathir bin Mohammed at the Opening Ceremony, the Duli Yang Maha Mulia Seri Paduka Baginda Yang di-Pertuan Agong at the Gala Dinner, and with events hosted by the Ministry of Tourism and the Mayor of Kuala Lumpur. Networking opportunities at these events were truly outstanding.

The true test of excellence of FIABCI Malaysian Chapter to its members has been in the establishment of the Malaysia Property Award (formerly known as FIABCI Award of Distinction or FIABCI Property Award of Distinction) now in its 15th year. These Awards are truly independent and to receive one today exemplifies the winner of the highest standards of professionalism in the built property environment. It is to FIABCI Malaysia’s credit, that our Awards Manual for evaluation and selection criteria, has been requested by FIABCI International for use as their journal for similar awards in Brazil, Czechoslovakia and Uruguay. It further demonstrates our ability to build world class software in event management.
FIABCI Malaysia in its endeavour to encourage young leaders in the industry, has taken its objectives to the undergraduates in universities. It has established a series of lunch seminars known as “Brown Paper Bag Seminar” where leading property players speak on all aspect of the real estate industry. This programme started in 2001 with University Malaya. It has now been extended to other universities and colleges in and around Kuala Lumpur.

Year 2005 marked a very significant milestone for FIABCI Malaysia in that, for the first time in 57 years of FIABCI’s history, a Malaysian, Y Bhg Dato’ Alan Tong Kok Mau, ascended to the highest office as the World President of FIABCI International. FIABCI Malaysia is proud of Y Bhg Dato’ Alan Tong as this accords Malaysia to the honour to lead a very prestigious world organization.

FIABCI as an accredited association, accepts membership from anyone who is interested in property, because it has no direct affiliation to any professional association. FIABCI is therefore seen as an independent body to advise, counsel and to create new ways and methods of property development and ownership. This is coordinated with our valuable Principal Members who are focused in their respective fields of expertise.

In 31 years FIABCI has become a mature property based association. It now has the strength based on its success in hosting international congresses, to expand its horizon into more independent and innovative areas.

FIABCI Malaysia continues to educate and lift real estate standards. It contributes towards nation building and development thereby enhancing the quality of life of all Malaysians.

The perfect oasis of calm awaits you.

Heritage comprises six blocks: a single office building called The Heritage Tower, five residential blocks named The Heritage Residences, and the two-storey retail space called The Heritage Village. The Heritage capitalises on the current worldwide demand for waterfront properties, and attracts the kind of enlightened, discerning and affluent people who naturally desire a residence by the water.

The Heritage is also surrounded by a RM3 billion green luxury township called Bluwater Estate, a theme park, a shopping mall, an exclusive golf club, exceptional bungalows and various educational facilities, including the prestigious Australian International School Malaysia (AISM).

A draw for discerning locals and expatriates

The Heritage’s luxury accommodation, resort style facilities and round-the-clock security would be a draw for discerning locals and expatriates. The superior facilities and top-class education choices – AISM, Alice Smith International School and Nexus World School in Putrajaya – enhance an already sterling location.

Home is not just a rest stop but a destination at The Heritage. You are right on the water’s edge; you have panoramic views that stretch as far as the eye can see; you immediately leave the real world behind and allow yourself to escape to a realm of relaxation and tranquillity. As your mind eases into a calmer state, your senses are rejuvenated. Once you are home, you may never want to leave…

Highlights of a home at The Heritage include spacious layouts with 11.5ft ceilings, lake views, three-tier security access at the main entrance, car parks and lift lobby, and 24-hour security with CCTV and smart card access.

Yet another aspect of The Heritage Residences is the 100,000 sqf recreational space dubbed 7th Heaven. This seventh floor recreational area comprises facilities such as a gymnasium, swimming pools, saunas, restaurants and cafes, a children’s play area, snooker and pool tables, a laundrette, a dedicated barbeque area, tennis courts, a function area, a table tennis room and dedicated landscaped gardens.

The Heritage Village

The two-storey The Heritage Village is a neighbourhood mall with two distinct features – a waterfront alfresco F&B haven on the ground floor, and a high-security child enrichment centre on the upper level.

So, while children are happily engaged in their activities, parents can safely indulge in their own relaxation with nary a worry. While waiting, parents can savour a cuppa at the many cafes within the mall, surf the net or even engage in a spot of grocery shopping at the organic food mini mart.

Billed as “a dream place to work”, The Heritage Tower boasts a total of 135,832 sqf over eight floors that have been fully leased. Great views of Bluwater and the surrounding area make it an oasis of peace – the perfect backdrop for closing deals and achieving great success.

The importance of being accessible to people and places need not be overstated at The Heritage. It is strategically located between Kuala Lumpur and Putrajaya and well connected to seven major highways: BESRAYA, SILK, North-South Highway, North-South Central Link, Damansara-Puchong Highway, KESAS and MRR 2.

In addition, The Heritage is only 30 minutes from Kuala Lumpur International Airport, and just 10 to 30 minutes from Cyberjaya, Petaling Jaya and the city.

“In view of the slowing economy, we reposition our development to suit the market demands,” Lim told StarBiz. “We (downsized) the development because we anticipated that the retail mall business would be tough going forward.”

Lim said the decision would also “lighten up” the company’s cash position, adding that the project’s profit margin could be maintained at 25% to 30% of sales value.

“Magna Prima is able to retain a healthy profit margin because we may not keep any of the assets in the amended RM600mil (project),” he said, revealing that the company had planned to retain 45% to 55% of the original project.

As of end of October, the group had RM230mil in unbilled sales.

The Magna City will have over 1.6mil square feet of net floor area while the construction is targeted to commence in the middle of 2009.

It sits on 10.23 acres of freehold land comprising 67 units of lifestyle shop offices, two levels of retail lots, two levels of corporate offices and 800 units of service apartments.
