			<content:encoded><![CDATA[<p>Cap Square is a shopping mall in Kuala Lumpur, Malaysia. Also commonly referred to as Capital Square, Cap Square is located along Jalan Munshi Abdullah, in midtown Kuala Lumpur and was developed by Bandar Raya Developments Berhad, a prominent Malaysian property developer. </p>
<p>Apart from retail spaces, the development encompasses one 36-storey condominium block and one office block under phase 2. Phase 1, which comprised a single 40-storey office block, Menara Multi Purpose, was completed back in 1994. Menara Multi-Purpose is also home to Bandar Raya Developments Berhad&#8217;s corporate headquarters. The completed 36-storey residence component of the Cap Square development comprises 180 apartment units.</p>

<p>Development of Cap Square was put on hold since 1997 due to the Asian Financial Crisis. The only fully completed structure then was the Menara Multi-Purpose, which was completed in 1994. Construction of a second office block (OT2) stalled and its partially completed structure remained abandoned for about 10 years. In January 2008, Bandar Raya Developments Berhad announced that it had entered into a conditional sales and purchase agreement with Union Investment Real Estate AG for the en block sale of the 41-storey OT2 for RM439 million. Construction of OT2 has since resumed and is currently expected for completion in 2011.</p>
<p>The tenants of Cap Square are a mixture of restaurants, bars and cafes, a supermarket, a cineplex, a gymnasium, a nightclub, a bookstore, a pharmacy, several small boutiques, hair salon, an art gallery and other smaller shops such as bakeries, newsagents, and optical shops. </p>
<p>Opening hours are from 10:00 am to 10:00 pm daily, seven days a week. Restrooms, bureau de change, lifts, staircases and escalators. Cap Square offers wheelchairs for hire under their concierge services. A RM50 deposit is required for the wheelchair, and can be loaned from 10:00 am until 6:00 pm of the same day. The concierge services also provide assistance for calling for cabs as well as a lost and found service.</p>
<p>Both indoor and outdoor parking facilities are available. The outdoor parking facilities are located in front of the Red Square nightclub while indoor parking is located in the basement of Cap Square. Parking rates for the basement carpark are RM2 per hour (7 am to 6 pm) (Monday to Friday) or RM3 per entry (6 pm to 7 am) (Monday to Friday). A flat rate of RM2 is charged on Saturday, Sunday and public holidays. A fine of RM30 is imposed in the event of a lost parking ticket. Autopay machines are located in the parking basement.</p>

			<content:encoded><![CDATA[<p>The Troika is a three-tower, luxury condominium development in Kuala Lumpur, Malaysia, located at the corner of Jalan Binjai and Persiaran KLCC, behind Menara Citibank and Nikko Hotel. </p>
<p>Developed by Bandar Raya Developments Berhad, a Malaysian property developer, The Troika is currently under construction and will feature three glass-clad towers of varying heights. The three towers will surround a park located in the middle. The three towers will be 160 meters tall with 38 storey&#8217;s, 177 m tall with 44 storey&#8217;s and 204 m tall with 50 storey. The Troika will also feature two double-volume glass-encased bridges connecting a sky lobby which spans the three towers at the 24th floor. Other components of The Troika development comprise small office home offices (SOHO), boutique offices, retail spaces and restaurants. </p>
<p>The project is targeted for completion at the end of 2009. It has won an awards: Cityscape Best Developer Award 2008 &amp; CNBC Asia Pacific Property Awards 2008 &#8211; 5 Star Best High Rise Residential and 5 Star Best Architectural</p>

			<content:encoded><![CDATA[<p>The Menara Multi Purpose is a major skyscraper and landmark in Kuala Lumpur, Malaysia. Located along Jalan Munshi Abdullah in midtown Kuala Lumpur, the tower is the headquarters to Multi-Purpose Holdings Berhad, Alliance Bank, and Bandar Raya Developments Berhad.</p>
<p>Menara Multi-Purpose was developed by Bandar Raya Developments Berhad and was completed in 1994. It was initially envisaged to be part of a greater commercial development, dubbed Cap Square. However, the 1997 Asian Financial Crisis stalled other components of the project, leaving the Menara Multi Purpose building the only completed structure then, surrounded by several partially completed and abandoned structures (including a second office tower). Menara Multi Purpose was designed by John Portman &amp; Associates and Jurubena Bertiga International.</p>
