			<content:encoded><![CDATA[<p>The Gardens is an upcoming mixed development in Kuala Lumpur, Malaysia. It is the second phase of Mid Valley City, which also houses the Mid Valley Megamall. The Gardens is a 9.7-acre (39,000 m2) development which is planned to contain a high-end shopping centre and four towers, the first housing a 6-star hotel, the second are housing residential suites and the remaining two housing office spaces.</p>
<p>The shopping centre was opened on September 28, 2007. High end stores are located in the Retail Gallery. Anchor tenants include Robinson and Isetan. It also features avant garde shops such as LotusArte which appeals to artlovers of exquisite taste. Exclusive fine dining are located at the Roof Garden. As of October 2007, parts of the shopping complex are still under construction.</p>
<p>Coach and Hugo Boss are among the tenants of this upmarket mall. Other brands include Club Monaco, Miss Sixty and BCBG Maxazria. The Gardens is connected to its adjacent mall, Mid Valley Megamall via an underground passage.</p>

<p>In addition to that, there is a Cold Storage supermarket which offers a wide range of groceries situated at the Lower Ground Level and a Golden Screen Cinemas movie theatre named &quot;GSC Signature&quot; located on the fourth floor. As a whole, there are six floors in the retail podium, including the lower ground floor.</p>
<p>Since The Gardens and Mid-Valley Megamall are built and managed by the same company, there are many levels of accessibility between Mid-Valley and The Gardens. In the first floor, there is a roofed bridge connecting both shopping malls. At the ground level, a make shift roofed walkway has been built to facilitate foot traffic during both rain and shine. A taxi stand featuring premier taxis is integrated with the main entrance. At the lower ground level, a tunnel between both shopping mall exists.</p>
<p>Although no direct connectivity with public transport except taxis exists as of December 2007, there is an indirect link to a KTM Komuter station, Mid Valley station. The station itself is connected with Mid-Valley Megamall. According to the official website, there is a plan to build a bridged walkway which will connect to the Abdullah Hukum LRT station, which led to the demolition of Abdullah Hukum village. A monorail station and another KTM Komuter station were being considered. Both the LRT and the Monorail stations were proposed by the developer to the government and were waiting for government approval. As of 8 December 2008, the Garden Hotel&#8217;s gym were not completed. There are sill some serious construction projects underway next to their pool.</p>

			<content:encoded><![CDATA[<p>Cap Square is a shopping mall in Kuala Lumpur, Malaysia. Also commonly referred to as Capital Square, Cap Square is located along Jalan Munshi Abdullah, in midtown Kuala Lumpur and was developed by Bandar Raya Developments Berhad, a prominent Malaysian property developer. </p>
<p>Apart from retail spaces, the development encompasses one 36-storey condominium block and one office block under phase 2. Phase 1, which comprised a single 40-storey office block, Menara Multi Purpose, was completed back in 1994. Menara Multi-Purpose is also home to Bandar Raya Developments Berhad&#8217;s corporate headquarters. The completed 36-storey residence component of the Cap Square development comprises 180 apartment units.</p>

<p>Development of Cap Square was put on hold since 1997 due to the Asian Financial Crisis. The only fully completed structure then was the Menara Multi-Purpose, which was completed in 1994. Construction of a second office block (OT2) stalled and its partially completed structure remained abandoned for about 10 years. In January 2008, Bandar Raya Developments Berhad announced that it had entered into a conditional sales and purchase agreement with Union Investment Real Estate AG for the en block sale of the 41-storey OT2 for RM439 million. Construction of OT2 has since resumed and is currently expected for completion in 2011.</p>
<p>The tenants of Cap Square are a mixture of restaurants, bars and cafes, a supermarket, a cineplex, a gymnasium, a nightclub, a bookstore, a pharmacy, several small boutiques, hair salon, an art gallery and other smaller shops such as bakeries, newsagents, and optical shops. </p>
<p>Opening hours are from 10:00 am to 10:00 pm daily, seven days a week. Restrooms, bureau de change, lifts, staircases and escalators. Cap Square offers wheelchairs for hire under their concierge services. A RM50 deposit is required for the wheelchair, and can be loaned from 10:00 am until 6:00 pm of the same day. The concierge services also provide assistance for calling for cabs as well as a lost and found service.</p>
<p>Both indoor and outdoor parking facilities are available. The outdoor parking facilities are located in front of the Red Square nightclub while indoor parking is located in the basement of Cap Square. Parking rates for the basement carpark are RM2 per hour (7 am to 6 pm) (Monday to Friday) or RM3 per entry (6 pm to 7 am) (Monday to Friday). A flat rate of RM2 is charged on Saturday, Sunday and public holidays. A fine of RM30 is imposed in the event of a lost parking ticket. Autopay machines are located in the parking basement.</p>

			<content:encoded><![CDATA[<p>Mines Resort City is a famous resort city in Malaysia, located south of the federal district of Kuala Lumpur in Seri Kembangan, Selangor. Once the world&#8217;s largest open cast tin mine, the Mines now consists of apartment buildings, shopping centres, hotels, business complexes and parks connected by an artificial canal. </p>
<p>It is the current residence of the former Prime Minister of Malaysia Tun Mahathir bin Mohamad.</p>
<p>Mines Resort City was formerly a site of the Hong Fatt Mines, which was the largest open cast tin mine in the world, covering 1,300 acres (including the lakes).</p>

<p>On March 30, 1988, the Malaysian government alienated the land to Country Heights Holdings Bhd (CHHB) for recreational and tourist related developments. The land was alienated for RM50mil, which equates to about RM1 per square feet (psf).</p>
<p>To ensure that market-driven components were developed, CHHB appointed an international planner from Australia to create a rejuvenation-based master plan, focusing on vegetation and landscaping of the mines.</p>
<p>In line with this objective, the first component to be developed was the golf course ensuring that vast tracts of land were rehabilitated to greens. With the vision and foresight of CHHB and the main aim of promoting tourism and becoming a destination in itself, the focus for the overall development was also on MICE (meetings, incentives, convention and exhibition) and an exhibition centre was also developed and completed in 1997.</p>
<p>To complement the tourism theme, a five-star hotel, Palace of the Golden Horses with a distinctive architectural design and The Mines Beach Resort and Spa with a man-made beach and swimming lagoon were built. Other components of development completed to date within the Mines Resort City are the Mines Shopping Fair and a theme park named Mines Wonderland.</p>
<p>Dubbed the Seven Wonders of Malaysia, the Mines Resort City comprises the following: The Mines Wonderland, The Mines Resort &amp; Golf Club, The Mines Shopping Fair, The Mines Waterfront Business Park, The Palace Beach Resort &amp; Spa, The Malaysia International Exhibition and Convention Centre (MIECC) and The Palace of the Golden Horses.</p>
<p>Offices at the Mines Waterfront Business Park were developed to provide business accommodation within a scenic and conducive working environment with the fabulous view of the lake. An ongoing development is the five-star Heritage Serviced Residence, which is themed with Peranakan culture heritage throughout.</p>
<p>With the exception of one of the office blocks within the Mines Waterfront, all components of development are retained by the developer to ensure control and management of the components. To complement the investment-type properties, the developer created a premier residential project, which was unique at the time of development, called the North Lake. The bungalow plots within this premier development launched in 1989/90 during the recession, were initially sold at RM10 psf. Today, prices of RM250 psf are achievable which equates to an annual growth of about 21%.</p>
<p>The bungalow plots are designed around the golf course with a limited number of only 200 plots. The graph shows the capital appreciation enjoyed by this development over the last 17 years.</p>
<p>The developer’s philosophy is creating value to the customer through continuous enhancement, beautification and maintenance to ensure continued sustainability and capital appreciation.</p>
<p>In 2003, the second component, the South Lakes, was launched with initial sale prices of RM90 psf, which have now escalated to RM140 to RM150 psf in today’s market.</p>
<p>Another successful component is the serviced apartment development comprising 900 units within 5 blocks designed in a unique setting with a water canal and attractive rooftops. These were initially sold at RM280 psf appreciating to RM430 psf and currently being sold at RM700 psf on a fully furnished basis.</p>
<p>These achieved sales prices are unheard of in the locality and due to the market positioning, branding and potential value enhancement, these projects have attracted purchasers who believe in the development. The development’s success is also a result of its good accessibility.</p>
<p>To date, after nearly 20 years of development, 70% of the total area has been developed and because the developer is conscious of supply and demand factors, every single component is thoroughly thought out and planned prior to implementation. JLW has provided advisory services to the developer to ensure that the components of development planned are well received by the market and drive sustainable growth, which investors are benefiting from.</p>
<p>The original land value of this place has increased from RM1 psf to in excess of RM300 psf.</p>
