<p>Indeed, it is because of this strategy that YTL Power is able to profitably sell power at the most competitive prices in the world (at 3.8 US cents per kw/h, a lower average-per-kilowatt than anywhere in the United States)</p>
<p>One more illustration is the 57 km &#8220;KL Cat&#8221; Express Rail Link, running from KL City centre to KL International Airport, which is virtually identical in design to the high-speed rail system that runs between London Heathrow Airport and Paddington Station in London, and uses the same Siemen&#8217;s rail transportation technology. A ticket to ride on the British rail link, a 15-minute trip, is about US$15. In contrast, by cutting capital costs and using a local funding source, the &#8220;KL Cat&#8221; ERL travels twice as far, about 57 kilometres, in 28 minutes, but for the equivalent of only about US$8. This is the cheapest fare-per-kilometre in the world for rapid rail transit.</p>
<p>Another example of this strategy is the award winning the Ritz-Carlton Hotel, Kuala Lumpur, which has the cheapest room rates amongst any other Ritz Carlton hotel in the world (a room night in this luxury five-star hotel runs only about US$75, compared to more than $300 or $400 or more for comparable hotels in Europe or the U.S.).</p>

			<content:encoded><![CDATA[<p><img class="size-full wp-image-124 alignright" title="fiabci-malaysia" src="http://www.malaysiabuilder.com/wp-content/uploads/2008/12/fiabci-malaysia.jpg" alt="fiabci-malaysia" width="134" height="92" />FIABCI was introduced to Malaysia in 1975 as the international networking arm of the Housing Developers Association (now know as REHDA). In the early years of FIABCI, the membership predominantly consisted of property developers who saw FIABCI as an association that could foster goodwill and understanding with international organizations. This would then promote local developers to build and exchange ideas on property development, marketing, new products and its relevant services.</p>
<p><span id="more-111"></span></p>
<p>As FIABCI matured, membership became more broad based and today FIABCI has seven Principal Members namely, Malaysian Institute of Estate Agents (MIEA), Pertubuhan Akitek Malaysia (PAM), Real Estate &amp; Housing Developers’ Association Malaysia (REHDA), Sarawak Housing Developers’ Association (SHEDA), Sabah Housing &amp; Real Estate Developers’s Association (SHAREDA), Institut Perekabentuk Dalaman Malaysia (IPDM) and Persatuan Pengurusan Kompleks Malaysia (PPKM). The combined membership of these seven Principal Members provides a tremendous depth of interaction among property developers, architects, contractors, consultants, professional estate agents, homeowners and even some politicians.</p>
<p>FIABCI (Federation Internationale des Administrateurs de Bien-Conselis Immobiliers) is the French acronym for the “International Real Estate Federation”, and it operates chapters in 60 member countries, embracing 3,200 individual members, 100 different national associations, as well as 20 academic members, 3 public sector members and 1 multinational member. Through its Principal Members it has a networking of 1.5 million members worldwide. FIABCI as an organisation links all its members of real estate professional worldwide, representing every discipline in the industry. FIABCI Malaysia with its growing membership base, seeks to provide a window into a world of excellence in real estate, by sharing the efforts and successes of its worldwide membership to improve the quality of the environment and higher standards in real estate for Malaysians to enjoy.</p>
<p>During the past 31 years, FIABCI Malaysia successfully organized two Asia Pacific Real Estate Congress and one highly acclaimed World Congress in 2002, which was graced by our former Prime Minister, Y.A.Bhg Tun Dr Mahathir bin Mohammed at the Opening Ceremony, the Duli Yang Maha Mulia Seri Paduka Baginda Yang di-Pertuan Agong at the Gala Dinner, and with events hosted by the Ministry of Tourism and the Mayor of Kuala Lumpur. Networking opportunities at these events were truly outstanding.</p>
<p>The true test of excellence of FIABCI Malaysian Chapter to its members has been in the establishment of the Malaysia Property Award (formerly known as FIABCI Award of Distinction or FIABCI Property Award of Distinction) now in its 15th year. These Awards are truly independent and to receive one today exemplifies the winner of the highest standards of professionalism in the built property environment. It is to FIABCI Malaysia’s credit, that our Awards Manual for evaluation and selection criteria, has been requested by FIABCI International for use as their journal for similar awards in Brazil, Czechoslovakia and Uruguay. It further demonstrates our ability to build world class software in event management.<br />
FIABCI Malaysia in its endeavour to encourage young leaders in the industry, has taken its objectives to the undergraduates in universities. It has established a series of lunch seminars known as “Brown Paper Bag Seminar” where leading property players speak on all aspect of the real estate industry. This programme started in 2001 with University Malaya. It has now been extended to other universities and colleges in and around Kuala Lumpur.</p>
<p>Year 2005 marked a very significant milestone for FIABCI Malaysia in that, for the first time in 57 years of FIABCI’s history, a Malaysian, Y Bhg Dato’ Alan Tong Kok Mau, ascended to the highest office as the World President of FIABCI International. FIABCI Malaysia is proud of Y Bhg Dato’ Alan Tong as this accords Malaysia to the honour to lead a very prestigious world organization.</p>
<p>FIABCI as an accredited association, accepts membership from anyone who is interested in property, because it has no direct affiliation to any professional association. FIABCI is therefore seen as an independent body to advise, counsel and to create new ways and methods of property development and ownership. This is coordinated with our valuable Principal Members who are focused in their respective fields of expertise.</p>
<p>In 31 years FIABCI has become a mature property based association. It now has the strength based on its success in hosting international congresses, to expand its horizon into more independent and innovative areas.</p>
<p>FIABCI Malaysia continues to educate and lift real estate standards. It contributes towards nation building and development thereby enhancing the quality of life of all Malaysians.</p>

<p>The name change was to reflect the equally important role of property development other than housing.</p>
<p>In 2005, SHAREDA has renamed and expanded its Committee to &#8220;COUNCIL&#8221; that consists of 15 office bearers due to the increased workload and the need to form sub-committees to deal with the various issues facing members to benefit the Association and the industry on the whole.</p>
<p><span id="more-110"></span></p>
<p>SHAREDA brings together developers, pooling their expertise and resources to ensure that the industry takes up and plays its role as a key mover of the economy. Through the years, SHAREDA members sat on numerous regulatory government committees and their views helped to shape many government policies and real estate and housing development.</p>
<p>Datuk William C. V. Fong was one of the founding members and served as the founding Chairman (1978-1980) of the Association. Others who served as Chairmen were the late Tan Sri Datuk Seri Panglima Wong Chik Lim (1981-1984), Datuk Yap Pak Leong (1985-1989), Datuk Yong Loi Thiam (1993-2000) and Tuan Haji Abu Bakar M. Yahya (2001-2004). After the Association was renamed its Committee to “Council”, the Honorary Mr JP Kong Kwok Wah became the 1st President holding office for a term of two (2) years from 2005-2006 and was re-elected back in office for the another term from 2007 to 2008.</p>
<p>The Association started with 15 members, and had since grown from strength to strength with 156 members at present.</p>

<p>Based in Petaling Jaya, the Association was established on 21 May 1970 with 13 pioneer members to represent the private sector in property development in Malaysia. Today, REHDA boasts a membership of over 800 developers across the nation who are responsible for some 80% of the total real estate built.</p>

<p>REHDA has grown as the leading voice of development of developers in all property categories, from traditional housing projects to condominiums, townships, towering commercial complexes, shopping malls, state-of-the-art golf courses, hospitals, theme parks and industrial estates.</p>
<p>Being the sole national representative body for property developers, REHDA plays a pivotal role in ensuring that developers’ views are heard by the relevant authorities and government agencies. REHDA is highly respected by both the public and private sectors for its commitment to nation building and betterment of life. The Association’s quest to provide affordable and quality housing for the nation through its members has also yielded great success. These remarkable achievements reflect REHDA’s growth from strength to strength, and this record is set to continue well into the future.</p>
<h3>Objectives</h3>
<p>REHDA&#8217;s guiding principle is to provide responsible leadership to all property developers in building quality housing and real estate for the nation.</p>
<p>Specifically our objectives are :</p>
<ul>
<li>To promote and co-ordinate the development of land and construction of buildings for residential, commercial, industrial, tourism and other related purpose by members with a view towards contributing effectively to the economic development of the country ;</li>
<li>To promote measures aimed at securing improvements pertaining to the techniques and methods of the development of land and construction of buildings for residential, commercial, industrial, tourism and other related purpose by members throughout the country;</li>
<li>To study problems arising from the development of land and construction of buildings as well as to propose solutions to the government, through the relevant ministries, departments and agencies;</li>
<li>To protect the legitimate interests of members, in particular, to dialogue with the government and its agencies on matters pertaining to policy, finance, legislation, technical standards and administrative procedures, affecting the development of land and construction of buildings.</li>
</ul>
<h3>Code Of Ethics</h3>
<p>That it shall be known to all men that members of REHDA Malaysia are distinct by their integrity, reliability and fairness, this Code of Ethics shall serve to guide and inspire all developers to faithfully honour as well as observe the principles herein under stated :-</p>
<ul>
<li>to act in accordance with the rules and constitution of REHDA Malaysia;</li>
<li>to uphold at all times the dignity and reputation of REHDA Malaysia;</li>
<li>to be guided at all times in dealings with clients, fellow developers and others by a sense of honour, fairness, propriety and mutual respect; and to strive for excellence in the daily conduct of one&#8217;s business as well as maintain the dignity of the real estate and housing industry.</li>
</ul>

Further, he has also been entrusted with the task of spearheading certain development projects in the Group. He is the Trustee of the National Children Welfare Foundation and the President of the Malaysian Association of Hotel Owners (MAHO).</p>

<p>Mr Low Gee Tat is the brother of Mr Low Gee Teong, Mdm Low Su Ming and Mr Low Gee Soon. Mr Low Gee Tat, Mr Low Gee Teong and Mr Low Gee Soon and their father, Tan Sri Dato&#8217; Low Yow Chuan are deemed substantial shareholders of AP Land.</p>
<p>He is also an executive director and/or substantial shareholder of several private limited companies in the Low Yat Group which have similar principal activities with the Group such as property development, property investment and management and hotel business. He is also a director of the hotel management company which is providing hotel management services to the hotel in the Group.</p>

The Group is primarily engaged in property development and property investment in residential and commercial properties in Malaysia. The Group has spearheaded aggressively and position itself as a leading property developer in Malaysia and one of the largest condominium and service apartment developers in Kuala Lumpur, the capital of Malaysia.</p>

<p>In Malaysia, the Group develops mid-range to high-end housing, particularly condominiums and service apartments. We also focus in landed properties and commercial properties i.e. shop office and shopping mall. To-date, the Group has a total land bank in Malaysia of approximately 500 acres, which included both current developments and land bank of undeveloped land and most of the land strategically located in Kuala Lumpur and Johor Bahru.</p>
<p>The success of the Group depended very much on the commitment of Tan Sri Dato’ David Chiu and the management team that have grown the Group from strength to strength.</p>
